1. What is the home buying process like in Kansas?

First, determine your budget and, unless you're paying with cash, obtain a pre-approval for a mortgage. Searching for homes within both your budget and your preferences will save you heartache and time.

 

Second, let me help you find the perfect home that fits your needs and budget. I know you can use Zillow but websites like Zillow don't actually have access to MLS or tax records. It's also helpful to discuss your must-haves and deal breakers.

 

Next is making an offer. When you've found your home, I do a comparative market analysis to determine a ball park of what you should offer and show what's recently sold in the neighborhood. We discuss all other terms as well.

 

Once you are under contract, you'll submit your earnest deposit money to the seller's title company (and it does get cashed) and pay for the home inspection. Once the inspection process is complete, you'll also pay for the home appraisal with your lender. I'm with you to handle any renegotiations or necessary amendments during this time as well.

 

I am also scheduling your home inspections, staying in touch with your lender to schedule the appraisal when it's time, staying in contact with the title companies to keep things going smoothly, and scheduling any additional items needed, all while keeping you in the loop of the entire process. I currently have a 100% close rate!

 

And finally, it's closing day. You'll bring your ID and a cashiers check to closing, sign on many dotted lines, and collect your new keys!

 

But we don't stop there. I'm here to help with any needs, such as our Preferred Vendor List, and I'll be checking in to make sure all is going well periodically.

3. What are the closing costs associated with buying a home in Kansas?

The closing costs for buying a home in Kansas typically include fees for loan origination from the lender, title search, title insurance, recording fees, prorated taxes and if there is an HOA, there will be prorated HOA fees. The exact amount will vary depending on factors such as the purchase price, location, and lender.

 

Some other fees that will happen before close include home inspections, any items that may need covered with home inspections and the home appraisal.
