Staging a home for sale

Staging a home to sell quickly requires some strategic decisions and changes to create a modern, inviting, and neutral atmosphere. It is also one of the best ways to make sure it stands out in a competitive market and sells quickly. You can accomplish this by decluttering, removing personal items, adding neutral accessories, replacing some personal items with neutral items, removing small rugs, using daylight temperature lighting, avoiding strong-smelling foods, and creating an open flow with furniture.

First, you should de-clutter the home. This will create a spacious feel and allow potential buyers to imagine their own items in the home. Remove any items that are no longer needed, including furniture, decorations, and items that are out of place. It is also important to remove any personal items, such as family photos, that could distract buyers from the home itself.

Second, add neutral accessories to the home. This will help buyers envision their own style in the home. Choose neutral colors and furniture pieces that don’t stand out. Replace all bath towels with white towels and master bedroom bedding with a white duvet cover. This one tip is so important, I urge you to not skip this step…even if it’s the only one you do.

Third, use daylight temperature lighting. Although I love to have a warm light in my home to feel cozy and inviting, it photographs with a yellow tint and when you see a yellow tinted photo your mind thinks aged, dirty and small. Natural light is best, but if you need to use artificial light, make sure it is a daylight or neutral temperature.

Fourth, avoid cooking with fragrant foods while your home is on the market. While you want the home to smell nice, strong smells can be distracting to buyers. The best scent is simply a clean home. If you want to use a diffuser, think vanilla, citrus and clean scents. But remember, less is more!

Finally, create an open flow with furniture. This will help buyers to see the potential in the home. Move furniture away from the walls to create a more airy look. Place furniture pieces in conversational groupings, so that buyers can imagine themselves in the home. Leave only neutral rugs and remove all smaller rugs, especially before photos. Those rugs serve a functional purpose but in a photo it can break up the floor and make a room appear smaller at the same time.

By following these steps, you can stage your home to sell quickly. Declutter, remove personal items, add neutral accessories, replace bath towels and bedding with white pieces, remove small rugs, use neutral temperature lighting, avoid cooking with fragrant foods, and create an open flow with furniture. These changes will help create a modern and inviting atmosphere that will draw in buyers.

Remember, now that you’re putting your home on the market, it is now your largest asset and the next address is your home.
